Lake Cypress Springs Cleanouts: Cabins, Rentals & Lake Houses

Lake Cypress Springs covers about 3,400 acres across roughly seven miles of Franklin County, a couple of hours east of Dallas and a short drive from downtown Mount Vernon. More than twenty subdivisions ring the shoreline, several of them gated with their own HOAs.

The property mix here is different from anywhere else we serve: full-time residents, second-home owners who come out on weekends, and a growing number of short-term rental investors. Each of those creates a different kind of cleanout job, and lake lots come with access problems you don’t find on a standard town lot.

The projects we see out here

Turnover cleanouts. A property changes hands, or a family finally decides to deal with forty years of accumulated lake-house contents. Old furniture, boat gear, life jackets, tackle, patio sets, grills, and whatever ended up under the deck. A 15 yard usually covers it.

Short-term rental conversions. This is the growth category. Someone buys a dated cabin and turns it into a VRBO or Airbnb listing. That means everything the previous owner left, plus dated furniture, old carpet, a kitchen refresh, and usually a bathroom. Sizing depends on how far the renovation goes — a cosmetic refresh is a 15 yard, a gut is a 30.

Deck and dock work. Lake properties eat decks. Sun, humidity, and water exposure mean deck boards and railings get replaced far more often than they would inland. Old pressure-treated and cedar lumber goes straight in a roll-off. Our deck removal guide covers sizing.

Estate work. Lake houses stay in families for generations. When they do change hands, there’s typically a lot to clear. Our estate cleanout guide is written for Boerne but the process applies here exactly.

Cabin renovations. A significant share of housing stock around the lake is 30 to 50 years old and hitting its renovation cycle. Kitchens, baths, flooring, and roofs.

Access: the part worth planning

This is where lake deliveries differ most from ordinary residential work.

Narrow shoreline roads. Some lake roads were laid out for cars, not for a roll-off truck that needs room to back, tilt a bed, and roll a container off. A few are effectively one lane with no turnaround. If the road doesn’t work, staging the container at a wider spot and running debris to it is often the better plan — less convenient, but better than a truck that can’t get out.

Grade changes. Lakefront lots slope, often sharply, between the road and the water. A dumpster needs a reasonably level surface, both to sit safely and to roll off and back on. The level pad is usually up by the road, which means carrying debris uphill. Worth knowing before delivery day rather than discovering it with a truck idling out front.

Overhead clearance. Mature hardwoods and pines lean over lake roads and driveways. A roll-off truck needs real vertical clearance to raise its bed — more than the truck’s own height. Low limbs over the approach are one of the most common reasons a delivery has to be re-planned.

Septic systems. Nearly every lake property is on septic. Never put a loaded dumpster over the drain field. If you’re not certain where yours runs, find out before we deliver — a collapsed field line is an expensive surprise.

Soft ground after rain. Northeast Texas sandy loam and clay-loam hold water. Spring rains can leave shoreline ground soft for days. We’d rather push a delivery a day than sink a truck on your lot.

Gate access. Gated subdivisions need the truck cleared in advance. Give your HOA or gate attendant a heads-up, and give us the gate code or contact when you book.

The simplest fix for all of this: send us a photo or a short video of the driveway and approach when you book. Thirty seconds of phone footage prevents the large majority of failed deliveries out here.

HOA rules

With twenty-plus subdivisions around the lake and several of them gated, covenants vary a lot. Things to check in yours before you book:

• Whether containers are permitted at all, and for how long
• Placement requirements — driveway only, setbacks, screening
• Advance notice or written approval requirements
• Delivery hours and days, particularly weekend restrictions

Most HOAs are entirely reasonable about a container for a legitimate renovation. Problems arise when one sits for six weeks without anyone having said anything to anybody. A short email to your HOA before delivery is worth the trouble.

Sizing for lake work

15 yard — cabin cleanouts, single-room renovations, deck replacement, storm limb cleanup, most turnover jobs. The workhorse out here, and it fits better on tight lake lots.

30 yard — full cabin gut renovations, large estate cleanouts, multi-room work, structure demolition.

40 yard — rarely the right call on lake property. Volume is fine but access usually isn’t. If you genuinely need the capacity, two 30 yard hauls are almost always the better answer on a lake lot.

A practical note: on a tight lot, the smaller dumpster is often the right choice even when the debris volume argues for a bigger one. A 15 that fits where you need it beats a 30 that has to sit two hundred feet away.

Short-term rental turnovers

Since this is the fastest-growing category around the lake, a few specifics.

Time pressure is the constraint. An STR conversion is losing money every week it isn’t listed. That means the dumpster needs to arrive when you’re ready and leave when you’re done, not three days either side. Book ahead when you can, and tell us your target listing date.

Furniture volume is higher than you’d guess. Fully furnishing a property means fully unfurnishing it first. Beds, sofas, dining sets, and patio furniture eat container volume quickly.

Consider donating first. Serviceable furniture and appliances can often go to a local charity or resale operation, which cuts your container size. Worth a phone call before everything goes in the box.

Seasons on the lake

Spring (March–May). Wet. Soft ground is the main delivery constraint, and lake roads degrade. Also when storm damage tends to show up.

Summer (June–August). Peak use season. Ground is firm and access is easy, but the lake is busy and traffic on shoreline roads is heavier. Renovation work on rentals mostly pauses — nobody takes a listing offline in July.

Fall (September–November). The best window for lake property work by a wide margin. Stable ground, good weather, occupancy dropping off. Most STR owners schedule their renovations here for exactly this reason.

Winter (December–February). Generally mild and workable. Occasional cold snaps and rare ice. Quiet season, good for larger projects.
